The NSW Government introduced Rent Check, a complimentary resource that provides renters and landlords with detailed information on rental market prices across New South Wales. The NSW Rental Commissioner created this tool to provide exceptional clarity in the rental market by utilising real-time rental bond data, ensuring precise and relevant comparisons. Unlike conventional approaches that rely on listed rental prices, Rent Check provides a clearer view of market trends, empowering tenants and landlords to make informed choices.
Rent Check meets the demand for more equitable rental practices by providing users with a clear overview of rental prices for similar properties in a specific postcode. Users share details such as the property type (house or unit), the number of bedrooms, and the rental price they are considering or currently paying. The system compares these details to current rental bond data and generates a median rental range for the region. Tenants can assess the fairness of their rental charges and determine any necessary adjustments based on current market trends.
Anoulack Chanthivong, NSW Minister for Better Regulation and Fair Trading, emphasised that the tool marks progress in modernising the rental sector, giving “one in three people in NSW who are renters a chance to ensure their rent is within market range.” He further explained that Rent Check provides the only comparison tool based on bond data, a feature absent on other online platforms.
Trina Jones, the NSW Rental Commissioner, emphasised the benefits of Rent Check, saying, “Renters are empowered to negotiate better agreements, while owners can use it to set competitive and fair rents by understanding the latest market trends.” This distinct advantage helps landlords understand how their rental rates compare to others, facilitating tenant attraction and retention.
Rent Check relies on the public sector to succeed, driving the broader movement for digital governance and transparency reforms in Australia. Rent Check offers open access to crucial data points, fostering a fair housing market and bolstering public sector initiatives to digitalise essential services. This approach presents a framework for governments to ensure that data-driven tools are available to the public.
Additionally, Rent Check supports recent governmental reforms that enhance rental conditions, including the ban on no-grounds evictions and the expansion of renters’ rights throughout the state.
